CHARGES FOR PURCHASE & SALES TRANSACTIONS

When looking for real estate, Sunset Title is your Miami real estate company.
The following are charges normally charged to buyers and sellers in a transaction that includes a conventional loan:

Seller charges

Payoff of existing mortgage(s), equity credit lines and/or liens
Real estate tax prorations
Association fee prorations
Real Estate commissions, if applicable
Settlement fee
Property Title update
Document preparation fee
Recording satisfaction(s) of mortgages and/or liens
Recording necessary corrective documents
Lien searches
Courier fees
Estoppel letter fees, if applicable
Documentary stamps on deed (varies by county)
Seller Charges

Buyer’s charges

Lender fees, including prepaid items and reserves
Insurance policies, including hazard, flood and windstorm
Settlement fee
Owners title insurance policy @ promulgated rates
Simultaneous lender’s title insurance policy
Endorsements to lenders title insurance policy
Courier fees
Recording fees for deed and mortgage - $10.00 first page, $8.50 each additional page
Documentary stamps on note (varies by county)
Intangible tax on mortgage (varies by county)
Survey, if applicable
Inspections, if applicable
Condominium/homeowners approval fee, if applicable
Recording assignments of mortgages and miscellaneous documents - $10.00 first page, $8.50 each additional page
